With property prices rising across B.C., one private island is up for sale for less than $1-million.

Clam Shell Island, located off Long Harbour, is on the market for $845,000, which is cheaper than the average home price in Greater Victoria.

The roughly 1.1-acre island is semi-developed and offers 360-degree views of the Captain Passage.

The previous owner of the private island had started construction on a fully off-grid home but didn’t complete the work.

“A high level of on-site work has been completed providing the potential for a new owner to step in and complete the construction within a timely manner,” reads the listing on the Colliers International Unique Properties website.

Construction permits for a single-family home and other improvements are already in effect until Aug. 12, 2025.

“With an emphasis on eco-friendly living complimented by natural and locally sourced materials, the original vision for this private island can easily be completed with the potential to add one’s own unique touches,” reads the listing.

Construction of a large, outdoor brick patio is also complete, as well as an outdoor barbeque and kitchen area that is covered by a timber frame pergola.

“Despite the island’s smaller footprint, the previous owner has maximized its outdoor space creating an idyllic sanctuary adjacent to the home,” reads the listing.

A small, unheated sleeping cabin is also already built, which can be used for accommodations or storage.

Clam Shell Island is located close to the Long Harbour Ferry and RVYC’s Scott Point outstation, according to Colliers.

The real estate group recommends that the future owner build a dock on the south side of the island for easier access, and notes that an application has already been started for a water lot lease to build a small dock.

Until then, construction materials would have to be barged to the island on a vessel that has an offloading ramp.
