New Saanich development to include 242 rental homes, retail space

Hundreds of purpose-built rental homes are coming to Saanich, where ground has broken on a new mixed-use development to include affordable units across from Tillicum Centre.

Developer Ovis Group, a Vancouver-based company, says The Odyssey will be located at 3400 Tillicum Rd. near Burnside Road and contain 242 units, including studios, one-, two-, and four-bedrooms, as well as a dozen townhomes. Some units will have dens.

According to Ovis, 12 homes designated as affordable will be rented at 10 per cent below new market prices for as many years starting at occupancy time.

Sébastien Leboeuf, the company’s CEO, says the project “will become a significant new housing and retail hub in a key neighbourhood…”

In addition to the rental homes, more than 14,000 square feet of ground-level commercial retail space will be available.

The developer is flaunting the location, saying the building will be close to public transit and Hampton Park.

“New residents to this community will be close to everything Saanich has to offer, including parks, retail amenities, transit connectivity, as well as being at the gateway to the Trans-Canada Highway,” said Leboeuf in a news release.

Ovis, which partnered with Stratosphere Properties and Ironclad Developments, says the property will be energy efficient.

It will “operate using approximately 40 per cent less energy than the 2017 National Energy Code for Buildings or Step 3 of the BC Energy Step Code,” it adds.

Victoria-based DYS Architecture, meanwhile, designed the homes and retail spaces.

The Odyssey is expected to be completed in early 2026.
